Not every crack on a Wealden clay plot needs a structural engineer. Fine, hairline cracking that opens in late summer and closes again by spring is seasonal movement and is usually best filled with a flexible filler as part of normal redecoration. What does warrant a proper look is cracking that is wider at one end than the other, that runs diagonally through brick courses rather than along the joints, that is wider than about three millimetres, or that keeps widening year on year. We will tell you which you have got, and we will say when something is beyond what a builder should be signing off.
